One small town tucked between Mt. Tamalpais and Richardson Bay, holding a remarkable range of housing stock and microclimates. From the redwood-shaded creeks of Cascade Canyon to the bayfront flats of Strawberry, each Mill Valley neighborhood has its own geography, light, and pace. Here's how each one differs, block by block.

Overview

One town, eight neighborhoods.

Mill Valley fits an extraordinary range of housing stock and weather into a few square miles between Mt. Tamalpais and Richardson Bay, redwood-canopied creek lanes, walkable downtown blocks above Old Mill Creek, mid-century hillside view homes, family-oriented flats organized around the Mill Valley schools, and the bayside flats of Strawberry and Tam Valley. This guide walks each one the way our agents actually walk them: what's where, what the housing is like, and what's distinctive block by block.

Downtown Mill Valley

01

Downtown Mill Valley

The walkable village at the foot of Mt. Tamalpais.

Downtown Mill Valley is the village around Lytton Square, Throckmorton Avenue, and Old Mill Creek — a compact, low-rise district tucked into the foot of Mt. Tamalpais. Daily life here is unusually walkable for Marin: the Depot Bookstore & Cafe, the Sequoia Theatre, the Throckmorton Theatre, the Tuesday and weekend farmers' markets, and a roster of restaurants and small boutiques are all within a few blocks. Old Mill Park, with the restored 1834 sawmill that gave the town its name, sits a short walk west under the redwoods.

Housing is a mix of compact 1920s bungalows, shingled cottages tucked behind the village, a small set of condos and live/work units near the square, and a handful of single-family homes on the streets climbing toward the canyon. True downtown-walkable inventory is limited; homes a block or two off Throckmorton typically come up more often than the village core itself.

Cascade Canyon / Old Mill

Cascade Canyon / Old Mill

Redwood-shaded creek lanes climbing toward Mt. Tam.

Cascade Canyon follows Cascade Drive west from downtown along Old Mill Creek, deep under a dense redwood canopy, toward the Cascade Falls and Tenderfoot trailheads. Together with the Old Mill area, it is one of Mill Valley's most storied addresses — a quiet, two-lane lane of architecturally significant homes ranging from early shingled craftsmans to brown-shingle modernists to glass-and-redwood contemporaries. The canopy keeps the canyon cool and shaded year-round; many homes here have been owned by the same families for decades.

Blithedale Canyon

Blithedale Canyon

Wooded canyon of architectural homes climbing the ridge above downtown.

Blithedale Canyon runs northwest from downtown along West Blithedale Avenue, climbing into the wooded ridge between Mill Valley and Mt. Tamalpais. The canyon holds a notable mix of housing — 1920s and 30s cottages, mid-century homes, and contemporary architectural rebuilds, many clinging to steep lots with canyon and valley views. The Blithedale Summit Open Space Preserve sits at the head of the canyon, with trails feeding directly into Mt. Tam State Park. Closer to downtown than Cascade Canyon and slightly sunnier on the upper streets.

Sycamore Park

Sycamore Park

Flat, walkable streets of early shingle craftsmans, a short stroll from downtown.

Sycamore Park is one of the few genuinely flat neighborhoods in Mill Valley, east of downtown across Camino Alto. The streets are tree-lined and quiet, with housing dominated by early-20th-century shingle craftsmans, board-and-batten cottages, and updated single-family homes on small, level lots. Park Elementary, Boyle Park, and the Mill Valley Community Center are all within walking distance, and downtown is a flat ten-minute walk or short bike ride away. The combination of school-walkability, level streets, and proximity to downtown makes Sycamore Park one of the most consistently in-demand pockets in Mill Valley.

Homestead Valley

06

Homestead Valley

Tight-knit, creekside enclave of artists and old Mill Valley families.

Homestead Valley is an unincorporated pocket south of downtown, settled in the early 1900s and famously tight-knit. Housing is a mix of original cottages and shingled cabins along winding lanes, interleaved with thoughtful contemporary rebuilds, many sited on creek lots or steep, wooded hillsides. The Homestead Valley Land Trust holds shared open space and trails throughout the canyon, and the Community Hall and annual summer parade are local institutions. Closer to downtown than Tam Valley but with a distinctly slower, woodsier feel.

The valley has long held a roster of musicians, artists, architects, and longtime Mill Valley families, which gives the neighborhood a particular cultural texture. Inventory is thin and turnover is slow; homes here often change hands by relationship rather than the open market.

Tam Valley

07

Tam Valley

South-facing hillside homes with afternoon sun and quick access to Tennessee Valley.

Tamalpais Valley — "Tam Valley" — is an unincorporated pocket south of downtown along Shoreline Highway, sheltered between Mt. Tamalpais to the west and the Marin Headlands ridge to the south. The setting is notably sunnier and warmer than the downtown canyons, with a microclimate that tends to escape the heaviest fog. Housing is predominantly mid-century ranches, split-levels, and updated contemporary rebuilds on hillside lots, with the flatter Almonte area near the junction holding a mix of bungalows and small single-family homes. Tam Junction is the daily commercial node — grocery, coffee, casual dining — and the Tennessee Valley trailhead, Muir Beach, and the headlands open space are minutes away.

Strawberry

08

Strawberry

Bayfront peninsula on Richardson Bay with marsh trails, the rec center, and a quick hop to 101.

Strawberry is the unincorporated peninsula that juts southeast into Richardson Bay just off Highway 101 — the closest of the Mill Valley neighborhoods to the Golden Gate Bridge and the San Francisco commute. The housing mix here is broader than the rest of Mill Valley: bay-facing single-family homes on Strawberry Point and Harbor Point, the mid-century flats around Belvedere Drive, the Seminary Cove townhomes, and several multi-building condo complexes near East Strawberry. The Strawberry Recreation District anchors family life, with playing fields, the rec center, and the bay shoreline path along the marsh.

Strawberry has its own K-5 elementary, Strawberry Point, which feeds into Mill Valley Middle and Tam High alongside the rest of the district. The neighborhood draws younger families and bridge commuters who want easy 101 access without the canyon weather.
