The Many Corners of Tiburon & Belvedere

Two small towns sharing one extraordinary peninsula. From Belvedere Island's hedge-lined estates to Paradise Cay's marina-built coves, each Tiburon and Belvedere neighborhood has its own geography, housing stock, and pace of daily life. Here's how each one differs, block by block.

Overview

Two towns, twelve neighborhoods.

The Tiburon peninsula concentrates an enormous range of address types into a few square miles, a private waterfront island, a planned marina at the north end, hand-cut lagoon homes, walkable downtown blocks, hillside view subdivisions, and family-oriented flats organized around the Reed Union schools. This guide walks each one the way our agents actually walk them: what's where, what the housing is like, and what's distinctive block by block.

Downtown Tiburon

06

Downtown Tiburon

The walkable waterfront village at the tip of the peninsula.

Downtown Tiburon is the village around Main Street, Ark Row, and the ferry landing, a compact, low-rise waterfront district at the southern tip of the peninsula. Restaurants, cafes, boutiques, and a weekend rhythm of pedestrians and cyclists define the shoreline, with the Golden Gate Ferry departing for the San Francisco Ferry Building from the foot of Main Street. Ark Row, a short curving block of historic 19th-century "arks" (former floating houses) that were pulled ashore and converted into shops, gives downtown much of its distinct character.

Housing is unusually varied here: ferry-adjacent condos, townhomes, smaller cottages, and a handful of single-family homes tucked into the streets behind the waterfront. True on-the-water bayfront properties are limited and tightly held; homes and townhomes a block or two off the water are typically the more realistic entry point into the neighborhood.

Paradise Drive

07

Paradise Drive

Estate homes along the scenic shoreline drive north of downtown.

Paradise Drive is the scenic road that wraps the eastern shore of the Tiburon peninsula, running from downtown north toward Paradise Cay. As a residential designation, "Paradise Drive" refers to the homes set along this stretch, a mix of waterfront properties, hillside homes with bay views, and tucked-back estates on side spurs. Lots tend to be larger than those in the central peninsula, and the road itself is one of the most scenic drives in Marin, hugging the shoreline with open views toward Angel Island and the East Bay.

Belvedere Island

10

Belvedere Island

A private island of estate homes at the southern tip of the peninsula.

Belvedere Island is a residential island connected to the Tiburon peninsula by causeways at Beach Road and San Rafael Avenue, and it forms the heart of the small City of Belvedere. The island is steep and tightly held, with narrow streets climbing the central ridge and homes oriented toward some of the Bay Area's most expansive views: the Golden Gate, the San Francisco skyline, Angel Island, and the open bay. Lots are generally private, often gated, and turnover is famously thin, when homes here do change hands, many move through relationships rather than the open market.

Belvedere Lagoon

11

Belvedere Lagoon

Protected water, private docks, and everyday waterfront living.

Belvedere Lagoon is an enclosed, man-made waterway lined with low-profile waterfront homes, many with private docks, kayak storage, paddleboard access, or small boat launches in the backyard. The water is calm compared with open-bay frontage, which gives the neighborhood a relaxed, lived-in rhythm: morning swims, kids on paddleboards, and neighbors moving quietly across the water. Homes tend to be single-story, split-level, mid-century, or thoughtfully remodeled contemporary, often designed around glass, patios, and direct lagoon views. For families who want true waterfront living without the exposure of the open Bay, the Lagoon is one of Belvedere's most distinctive enclaves.

Corinthian Island

12

Corinthian Island

A small island east of downtown. Politically part of Belvedere.

Corinthian Island is a small island immediately east of downtown Tiburon, connected to the mainland by a short causeway at Beach Road. Despite the name and its proximity to downtown Tiburon, the island is part of the City of Belvedere rather than Tiburon. Homes are tightly packed on narrow lanes climbing the island's central hill, with the south side facing Belvedere Cove and the San Francisco skyline beyond. The Corinthian Yacht Club, founded in 1886 and one of the oldest yacht clubs on the West Coast, sits at the foot of the island on Beach Road.
